Neighborhoods
Maui Lani Community Association is home to 11 distinct neighborhoods, each with its own character, all built around The Dunes golf course.
The Greens
Maui Lani's first subdivision, breaking ground back in 1996, The Greens sits centrally next to Maui Waena Intermediate with a mix of three- and four-bedroom ranch and two-story homes. It's said to have its own small neighborhood park.

The Grand Fairways
Built in the late 1990s along The Dunes golf course, The Grand Fairways offers direct fairway frontage with custom homesites and views toward the West Maui Mountains and Haleakalā.

Grand Fairways North
Grand Fairways North is a separately named section near The Grand Fairways. Its home count and build year haven't been pinned down yet. Reach out to the office for specifics.

The Island
Built between 2001 and 2005, The Island is one of Maui Lani's three gated neighborhoods, with roughly 188 single-family homes ringing Kamalei Circle around a private interior walkway. Views vary by lot, with some homes looking toward the golf course, ocean, or mountains.

The Bluffs
The smallest of Maui Lani's gated neighborhoods, The Bluffs has just 37 lots set on elevated ground above The Dunes golf course, with views toward the West Maui Mountains, Haleakalā, and in places the ocean. It has historically posted some of the highest median home sale prices in the community.

Sandhills Estates
At the north end of the community, Sandhills Estates is a gated neighborhood of about 108 single-family homes on roughly quarter-acre lots, built around 2004–05. It's the only Maui Lani neighborhood with two gated entrances, and residents belong to two associations: MLCA and the separate Sandhills Estates Community Association.

The Legends
One of Maui Lani's largest neighborhoods, The Legends has 277 single-family homes built by Schuler Homes (later D.R. Horton) in phases around 2004 and 2006–07. It sits south-central in the community, with its entrance across from The Dunes clubhouse.

Na Hoku at Maui Lani
Na Hoku at Maui Lani is a neighborhood of 160 detached single-family homes built from 2006 by Schuler Homes/D.R. Horton, offered in six floor plans around 1,800 square feet. It sits to the south, next to The Legends and close to The Traditions and Pōmaikaʻi Elementary.

The Traditions
The Traditions has 119 single-family homes built by D.R. Horton: an initial phase around 2009, followed by the larger "New Traditions" build-out in 2013–2015. Homes range from 1,053 to 1,500 square feet across eight floor plans, and the neighborhood has its own small park. It sits on the southwest edge of the community, bordering Wailuku, with Pōmaikaʻi Elementary right at its perimeter.

The Parkways
The newest large phase in Maui Lani, The Parkways was built by Homes by Towne and completed around 2018, selling out by about 2020. Its roughly 210 homes come in 11 floor plans from 1,385 to 2,404 square feet, with some sections fronting the far side of the golf course. It's just blocks from Pōmaikaʻi Elementary and the Village Center.

The Heritage at Maui Lani
The smallest neighborhood in Maui Lani by far, The Heritage at Maui Lani has just 25 single-family homes and is entirely workforce housing, reserved for buyers who are U.S. citizens or Maui County residents, meet income limits at or below 140% of the county's area median income, and haven't owned a home in the prior three years. It's one of the newest additions to the community, near Pōmaikaʻi Elementary.
